This sounds a lot more promising than the other one. At that age, you will want to have all the wear parts checked -- hoses, wiring, carb screws, anything that can rot or freeze up. Ask about last belt replacement, how recent the tires are -- things that can need replacement for time, not just miles.
The most common cause of oil leak on these is the side cover; it loosens up a bit over vibration and miles. Step one is just to tighten up all the screws; if that doesn't fix it, step 2 is removing it and refitting with a new gasket. Most other likely causes aren't a huge hassle either. Fundamentally it's a simple and sound bike. Sounds like a decent price as well.
